We're thrilled to announce our latest closing in 2024! We have refinanced a loan for a veterinary clinic in Phoenix, Arizona. Our clients were paying a 12% interest rate on a bridge loan they took out for property acquisition. Once the renovations were completed, we were contracted to secure permanent financing.By leveraging competitive bids among lenders, we secured an 85% LTV loan with 25-year amortization, and a 3-year declining prepayment penalty. This refinance allowed our client to avoid a cash in scenario and lower their interest rate by 4.25%. We even obtained an additional $300,000 in proceeds to further develop the clinic.     Excited to share our latest success in 2024! We've successfully refinanced a loan for a retail property portfolio in Sacramento, California. Our clients were facing a steep increase in their interest rate to 9.5% after their original note switched to an adjustable rate earlier this year. Initially, they were offered a loan modification that reduced the rate to 6.25% with a 25-year amortization schedule.However, by promoting competitive bids among lenders, we managed to secure even better terms for our clients.
